I advise on luxury homes, large land parcels and commercial property across the Muğla region. Most of my work is with foreign buyers acquiring in Türkiye — the legal mechanics and the reality of the region get discussed at the same table.

Knowing the ground

No listing text tells you which bay in Göcek catches the afternoon wind, or which parcel in Köyceğiz will bring a water-rights problem. That knowledge comes from the field and cannot be bought.

Working with foreign buyers

Most of my clients are acquiring in Türkiye for the first time. Title deed, valuation report, DASK insurance, taxes and residency get clarified before the process starts.

Scale on the commercial side

With factories, office buildings, hotels and clinics the subject is the income model, not the square metres. Tenant profile and lease structure come before price.

A direct relationship

Corporate distance does not produce trust. However large the decision, I talk to the person in front of me, not to a file.

A parcel's zoning matters, but so does what the neighbour intends to build. Time spent on the ground is not replaced by a report.

Property entering family wealth should be considered for the transfer after this generation, not only today's price. Structuring it correctly upfront costs less than fixing it later.

What a district becomes in five years is told by infrastructure spending, transport plans and zoning movement — not by today's listing.
