I have worked on the same principle for a long time: what explains a property's value is not the listing text but the reality of where it stands. So I know the regions I work in from the field rather than from a file — which bay catches the wind, which corridor is waiting on a zoning decision, which parcel will bring trouble from its neighbour.

Most of my work is with foreign investors acquiring property in Türkiye. Many are investing in the country for the first time, and what they need most through the process is not speed but clarity. Title transfer, valuation report, tax obligations and citizenship applications get discussed at the outset, with nothing left to assumption.

My focus is upper-segment residential, large-scale land and commercial real estate. On the commercial side the subject is the income model rather than the square metres; tenant profile and lease structure come before price.

I work out of the Muğla region; my micro-specialisms are Göcek, Fethiye, Bodrum, Köyceğiz, Ortaca and Dalaman. For commercial property and large land requests I do not observe a regional limit.
