I publish the figure and keep my reading separate

Asking prices do not tell you whether a region is expensive. Registered transfers, how long sales take to close and where foreign buyers are moving do.

The sentence I hear most in this business is "prices are up." In which district, for which type of property, compared with which period — without that, the sentence means nothing.

On this page I publish data for the Muğla region on a regular schedule. Every table carries the name of the source, a link to it, and the period the figures belong to. My own reading sits in a separate section, so it is never mistaken for the data itself.

The aim is not to be proved right. It is to make visible the ground a purchase decision is standing on.

Registered transfers for Göcek, Fethiye, Bodrum, Köyceğiz, Ortaca and Dalaman, compared with the same period a year earlier.

Sales to foreign buyers

The share of regional sales going to foreign buyers, and how those buyers break down by nationality.

The housing price index adjusted for inflation — how much of the nominal increase was real.

Where movement is shifting in large parcels and commercial property, alongside the zoning and infrastructure agenda.

Figures describe a region, not a parcel
